A WORD FROM OUR DIRECTOR
June has been a very interesting month in real estate. We have had some real changes within our government and the finance sector namely a second interest rate increase and a dramatic increase in inflation. We have seen another 50 point rise in interest which has been passed on by most financial institutions with an expectation for further rises throughout 2022 which has softened enquiry a little as we all predicted however, properties are still selling in good time if they are priced correctly. Bendigo and similar towns are lucky in the sense that we have people consistently wanting to move regional cities these days; Bendigo also continues to have solid and consistent rental returns to which keeps investors interested. Another factor which will keep our local market solid moving forward will be migration. It is expected migration will play a solid part over the next few years in our region. The rental market is moving okay, again anything overpriced seems to be taking a little longer to lease. We have been very busy picking up plenty of new business with lots of action in June which we expect to continue into the latter part of the year. Vacancy rates are still very low. Generally the sales team has been extremely busy with plenty of new stock rolling into the new financial year, we are continuing to grow and focus on quality targeted marketing which has been great boon this past twelve months. We have increased our Facebook presence and we have made a conscious direction to work on our large database.
RENTAL PROPERTY COMPLIANCE
Under the new Residential Tenancy laws any residential property rented in Victoria will need to meet compliance standards by March 31st 2023. This is slowly becoming an issue for rental property providers as there is now a back-log of people waiting for their compliance reports and furthermore a back-log waiting for the appropriate tradespersons to fix compliance issues. We strongly recommend you trigger the compliance process as soon as possible to prevent the back-log which will put you at risk in March 2022. This process has been very difficult for all stakeholders and we ask that you work with us to minimise any risk. We don’t necessarily agree with all of the regulations but there are severe consequences for non-compliance. Please contact your property manager to help arrange compliance sooner than later.
