The month of May has come and gone, and the world of real estate is changing by the day. From a sales perspective, after such a positive and hectic period over the past 18 months, we are starting to see the signs of a cooling market – especially in major metropolitan areas such as Melbourne, Sydney and Brisbane. Here in Bendigo, certain segments of the market have gradually slowed as the urgency leaves the market, and time on market is creeping up slightly as a result. However, other segments have certainly kept performing strongly and there are still some amazing results to be had. Stock levels are still relatively low, enquiry levels have dropped, and there is a real sense of a “holding pattern” developing out in the marketplace. We have battled both an interest rate rise (first in over 10 years) and a Federal Election in the one month, meaning buyer confidence may be affected.

The annual AREC Conference was held at the end of the month on the Gold Coast, where 4500 real estate professionals from across Australia converged for 3 days to discuss the impending year, whilst also learning new ideas and trends to implement in their own areas. Brad, Tim, Catherine and Shane attended in person, whilst Samantha and Darren had to settle for an online view thanks to a late withdrawal due to Covid. With a diverse array of interesting speakers ranging from local agents to best selling authors, motivational speakers, and Hollywood star Matthew McConaughey, the guys certainly brought back a lot of great tips and content to relate back to the Bendigo community.

Our Property Management department have had an up and down month, but have been working as hard as ever with their daily tasks. Stock levels are low, but average rent is creeping up again. May’s average rent was $455 per week – up on last month. Kayla and Darcie are establishing themselves in their roles, and Lauren is doing a fantastic job on Reception and Accounts Management. Casey Johanesen has left us after 4 ½ years of great service to have a baby – we wish her and her new family all the best and we can’t wait to meet your new addition!
