The month of February was interesting in more ways than one. After a super hectic end to 2021 and an excellent January to start the new year, the question is now being posed… have we seen the climax of the market? Listings for the month were well up previous months, however sales decreased slightly in comparison to what was forecast. Time on market has crept up slightly, and the urgency of the market has seemingly calmed somewhat. These indicators may be a sign that the market has reached its crescendo? However, as with previous periods over the past 2 years during the pandemic where the market was predicted to slow and didn’t, we are not prepared to call it just yet! One major segment of the market that has cooled since the turn of the year is land sales. With contributing factors such as prices reaching incomprehensible levels, a shortage of materials and builders being booked out for 12+ months, the urgency from buyers and demand for land has waned as a result. A lack of properties available to lease has continued to stagnate the rental market, as supply vs demand continues to be an issue. On the flip side, our residential rental providers are spoilt for choice, and are continuing to see strong yields and extremely low vacancy rates across the city. Welcome to our new team member Marley Domaille, who has commenced as a Sales Assistant to Tim. Marley replaces the extremely valued Corinne Kinsmann, who has decided to pursue a career in nursing. We are very sad to see Corinne go, but we wish her all the very best with her future endeavours.

REMINDER

The deadline for the Minimum Standards Regulation on Window coverings is fast approaching. “On and from 29 March 2022, each window in a room at the rented premises that is likely to be used as a bedroom or as a living area is to be fitted with a curtain or blind that can be opened or closed by the renter to (a) reasonably block light; and (b) provide reasonable privacy to the renter.

VCAT UPDATE

As VCAT has been severely disrupted by the COVID-19 pandemic, this has created a significant backlog of cases.

VCAT has announce a partnership with the Dispute Settlement Centre of Victoria (DSCV). DSCV mediators will assist VCAT users to resolve backlogged Residential Tenancy disputes, through mediation.

VCAT and DSCV will prioritise matters that are most amenable to mediation, considering a combination of factors like age of the dispute, and whether there is a claim against the rental bond. As it reaches each eligible dispute, DSCV will contact the parties to the dispute to explain the next steps.

Having spent most of her last ten years in Bendigo, Marley is very familiar with our great city, she’s always interested in what’s happening and is involved in the local community. Marley is concentrating on building a well-established, strong and proven career in the real estate industry as a full-time sales assistant. Prior to working for PH, Marley worked in hospitality and customer service-based roles as well as accounts and office management. She holds a Certificate III in Business and prides herself on her pro-active response in interacting with clients on a day-to-day basis.
